<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">住商機構副總經理劉明哲表示,台北市地價高,小面積的住宅平均單價更高,不過總價相對低,又容易出租,因此是許多投資者的主要選擇,今年房市在歷經修正後,不動產市場上多以自用買方為主,尤其單身族群、小夫妻的比例增加,小坪數住宅反而有需求支撐,並沒有受房市不景氣衝擊,但也因投資性買盤減少,房屋去化時間較長,今年交易價格大多有下修,至於修正幅度則因個案條件而有不同。</span></p>
<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">雖然小豪宅市場表現差強人意,但具有學區、機能加持等產品仍受置產客青睞,住商不動產企劃研究室主任徐佳馨分析,雖然銀行對小坪數產品貸款相對保守,可是仍有小宅寫下高價,這些小宅多數位於精華區之內,若有生活機能和學區等優勢加持,仍有寫下高價的先天體質,且小宅往往也容易出租,對於想要當包租公的投資人來說,也是不錯的入門選擇。</span></p>

<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">針對想逢低買進的購屋族,中信房屋行銷企劃部副理江龍名認為,雖然今年房市利空出盡,但小套房、小坪數豪宅等產品比起真正大坪數的豪宅市場更屬小眾,加上房價持續因新成屋低價風帶動走跌,價格持續下探,置產客有機會在低檔進場買到不錯標的,至於有心出售的屋主,建議擴大議價空間,沖淡目前觀望買盤。</span></p>
