<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-family: 微軟正黑體;">中國時報【吳美觀】</span></p> <p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體;">全台房屋賣壓沉重,湧現投資客拋售潮,繼南港屋主斷尾慘賠千萬、新莊副都心賠了<span lang="EN-US">800</span>萬脫手後,又有不怕死的投資客搏命演出,入手北市林森北路商圈店面,短短<span lang="EN-US">3</span>個月時間,就認賠<span lang="EN-US">340</span>萬逃命。</span></p> <p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體;">據實價資料顯示,位在林森北路<span lang="EN-US">107</span>巷內的店面,<span lang="EN-US">1</span>間約<span lang="EN-US">14.5</span>坪,今年<span lang="EN-US">5</span>月以<span lang="EN-US">2470</span>萬元買進,每坪單價約<span lang="EN-US">169.8</span>萬元,<span lang="EN-US">8</span>月以<span lang="EN-US">2130</span>萬脫手,才<span lang="EN-US">3</span>個月就賠了<span lang="EN-US">340</span>萬元、約<span lang="EN-US">14%</span>。經濟日報報導,台灣房屋智庫資深分析析陳炳辰分析,投資人應是誤判情勢,發現買在今年商圈高點,換算僅<span lang="EN-US">1%</span>投報率,誤踩地雷,只好立即賠錢出場。</span></p> <p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體;">陳炳辰表示,前幾年觀光人潮帶來錢潮,條通商圈巷內店面<span lang="EN-US">2014</span>年成交價<span lang="EN-US">1</span>坪<span lang="EN-US">183</span>萬元,但隨景氣低迷,消費不振,今年前<span lang="EN-US">3</span>月交易的<span lang="EN-US">3</span>間店面單價僅在<span lang="EN-US">117</span>萬<span lang="EN-US">~143</span>萬元之間,<span lang="EN-US">5</span>月六條通店面交易衝上每坪<span lang="EN-US">170</span>萬元交易,為今年商圈成交單價最高的店面。他說,應是投資人未事先做好功課,才會買在高點。</span></p> <p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體;">此外,房產名家<span lang="EN-US">Sway</span>在臉書<span lang="EN-US">po</span>文指出,「房價是跌了,但還會再下修,台北、高雄跌得比較快,其他地方跌得比較慢,但總歸一句『都在往下修正中』。」他還提醒,預售賣得很快的建案,多半是投資客不怕死搏命演出,不代表景氣恢復,只能說此時還竟有人敢投資,我們只能給予祝福。</span></p>
