新建餘屋攀高 房市賣壓重

<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">「新建餘屋住宅」是利用地籍資料、房屋稅籍資料與台電用電資料,將屋齡五年內、仍維持第一次登記且有銷售可能性的住宅,視為新建餘屋住宅;簡單來說,就是建商手上的新建待售住宅,若數量愈大、代表供給愈多,賣壓可能愈大。</span></p>

<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">進一步看去年第</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">4</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">季全國各縣市的新建餘屋數量,前三多的縣市分別為新北市、桃園市、高雄市,均超過</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">1</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">萬宅,台中市為</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">8,125</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅,台北市、台南市則分別為</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">4,878</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅與</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">3,779</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅。</span></p>
<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">營建署官員坦言,前幾年市場推案量較大,造就了市場存在一定的供給量;另一方面,以前投資成本低,大家紛紛進場買房,但隨著房市反轉、房地合一稅制上路,買方傾向觀望,導致去化速度愈趨緩慢。</span></p>
<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">營建署就各縣市新建餘屋的走勢分析,指出新北市因為推案量大,新建餘屋住宅總數維持較高數量,桃園市也從</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">2015</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">年第</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">4</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">季起大幅增加,相較之下,台北市、台南市相對穩定。</span></p>

<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">桃園市新建餘屋數量最多的行政區則是中壢區、高達</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">3,105</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅,八德區也有</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">2,007</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅,桃園市、龜山、平鎮、大園區新建餘屋均破</span><span style="font-size: 13pt; font-family: Arial, sans-serif;" lang="EN-US">1,000</span><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">宅。</span></p>
<p class="MsoNormal" style="line-height: 23pt; margin-top: 9pt; text-align: justify;"><span style="font-size: 13pt; font-family: 微軟正黑體, sans-serif;">營建署官員也說,新北市、桃園市新建餘屋數量較多的行政區,確實多是近幾年有開發計畫、重劃區的地方,推案量大加上去化速度趨緩,導致新建餘屋的量相對較高。</span></p>
